Current pricing by state and program. Searchable, filterable, and downloadable — with lock terms attached to every line.
Send the file before you submit it. An underwriter tells you which program fits, what it needs, and where it breaks.
Loan programs
Every program is underwritten in-house. If a file sits between two of them, the scenario desk will tell you which one it belongs in.

Why brokers stay
Nothing here is a rate promise. These are operating commitments about how your file is handled.
The scenario desk is staffed by people who can actually make a call on a file — not a queue that routes back to your account executive.
Send the scenario first. Finding out a file doesn't fit after you've collected documents costs your borrower weeks.
Approved Seller/Servicer for Freddie Mac, FHA, HUD, VA and USDA — so government files stay in-house rather than being brokered out.
One approval covers conventional, government, non-QM and jumbo. You don't need a second lender for the file that doesn't fit.
The forms library shows what changed and when. Submitting on a superseded form is a condition you shouldn't have to get.
Every jurisdiction is listed with its licence type and number — 24 of them, verifiable on NMLS Consumer Access.
Getting started
Broker approval is a document review, not a negotiation. Here is the whole process.
A short form: company details, your NMLS ID, and where you're licensed.
Licensing, corporate formation and financials. The checklist is on the application.
Underwriting and compliance review the package and come back with anything missing.
You're assigned an account executive and given portal access to price and submit.
Licensing footprint
Each jurisdiction below is disclosed with its licence type and number. A state without a tile is a state we do not publish a licence for — we would rather show you that than imply coverage.
Broker channel
No approval required to use the scenario desk. Send the structure and an underwriter will tell you whether we can do it.
